Our rooms and holiday apartments are modern and comfortably furnished. This includes free Wi-Fi, flat-screen TV, fully equipped kitchens in the apartments, as well as bed linen and towels.

For guests of our holiday apartments, we offer a daily bread service. Fresh breakfast bread and pastries are available by order.

On the day of arrival, the holiday apartments at Obersulzberggut are available from 2:00 PM. Departure takes place each Saturday by 10:00 AM. In cases of late arrival or early departure, the full rental week must be paid.

The final cleaning fee per stay is a one-time fee of €90 to €110.

On our farm there is a charging station for your electric car - subject to a charge.

Our farm offers numerous recreational opportunities: pony riding, trampoline jumping, barbecue evenings, campfires, large playground, heated outdoor pool, and a petting zoo. Right from the house is also the Enns cycle path. In winter you benefit from the proximity to the ski areas of the Ski amadé ski association as well as the cross-country ski trail right from the house.

We are happy to supply you with fresh breakfast bread and pastries upon request (in the apartments). When staying in the rooms, a hearty farmhouse breakfast is included. Breakfast can also be booked during a stay in the apartments.

Pets are not allowed at our farm Obersulzberggut.

Take advantage of the free Wi-Fi available in all accommodations.

• Children up to 3 years in the room: free
• Children up to 6 years in the room: 50 %
• Children up to 10 years in the room: 30 %

Please note that smoking is not allowed in our houses. Thank you for your understanding. Feel free to enjoy your cigarette on your balcony or in the fresh air.

The local tax is not included in the apartment prices. It amounts to € 1.90 per night per person.

In front of the wellness farm Obersulzberggut, you will find ample parking spaces and shelters for motorcycles. Please note that the farm area itself is free from cars and motorcycles.

With public E-bike charging stations and a free bicycle rental directly on site, as well as a bike room at the farm, everything is prepared for your biking adventure. The following items are available for free rental at the farm: children's bicycles, adult bicycles, E-bikes, child seats, as well as trailers. Buggies and strollers can also be rented from us on site.

Sometimes things don't go as planned and you have to cancel your vacation at the last minute, arrive later than planned, or leave earlier. For such cases, we recommend taking out a travel cancellation insurance.

In case of reservation cancellation, as well as early departure, the conditions according to the Austrian hotel regulations:

• More than 3 months before departure: no cancellation fee!
• 3 months to 1 month before departure: 40% of the booking value
• 1 month to 1 week before departure: 70% of the booking value
• In the last week before departure: 90% of the booking value
• In case of early termination of stay and no-show: 100% of the booking value

For our winter sports guests, a heated ski room is available where you can store your equipment safe and dry.

Only with the down payment of € 300,- your booking is considered fixed. Please settle the remaining amount in cash or by EC card.
